Dear Village of Winnipesaukee Timeshare Owner, 

We received your request to return your interval week back to the Village of Winnipesaukee owners' association (VWTOA). As you know, we rely solely on our owner dues to maintain and operate the Village. Our 2025 budget is already set with the expectation that all current owners fulfill their financial obligation to ensure the continued quality operation that our owners and guests have come to expect. When an owner chooses to end their relationship with the Village or fails to pay their annual dues in a timely manner, all the remaining owners are left to cover this income shortfall by paying increased dues. With that being said, we understand that things change, and we appreciate your past support of the Village of Winnipesaukee. 

If you are a member in good standing with all maintenance fees including 2025 current, you are entitled to deed your unit/week back to the association upon payment of a $800 Deed back fee and a $49.75 recording fee per week owned (contingent on RCI banking’s). 

 Following a vote on November 3, 2023, seven units (324, 415, 422, 522, 531, 532, and 813) were designated for termination from the timeshare program to be sold as condominiums, per the Declaration and Bylaws. This reconfiguration aims to create a more stable and sustainable Association. Roche Realty has been engaged to manage the sales.  Proceeds from these sales will be distributed to owners of the units, with the Association using its portion for capital improvements.
